Rental Qualifications

03delinquencychart3All rental properties require a minimum credit score of at least 650; 6 months of verifiable employment history; and a minimum taxable income that is equal to 4 times the monthly rental rate. For example, $750 rent × 4 = $3,000 minimum monthly income.

No Smoking / Pets (Pet Policy)

Credit Check, No Eviction History or Arrest Conviction Record, Immediate and random Drug Tests, Pay Stubs and Bank Statements Required. No Exceptions.

18 Month Lease Required with 3% annual rent escalation thereafter.

If Ad is up, Property is still available.

Must be willing to make rent payments through auto bank draft (ACH).

We do not discriminate on the basis of race, color, religion, sex, disability, familial status or national origin. Applications will be accepted on a first come, first serve basis and is subject to the availability of the type and location of the housing requested. Any omissions or falsifications on the rental application may result in the rejection of the application or the termination of the lease agreement. All applicants must be a minimum age of 21.

The monthly rental rate must not be greater than 25% of the applicant’s gross monthly income.

A satisfactory credit history for a minimum of two years immediately prior to the date of the application.

A satisfactory rental history for a minimum of two years immediately prior to the date of the application.

A satisfactory employment history and a minimum of six months with the current employer OR continuous employment for a minimum of two years immediately prior to the date of the application.

Applicant cannot have a prior dispossessory action or eviction.

Co-Signers will be permitted for persons who are full time students, or for persons who have recently entered the job market and have not yet established a credit history. Co-Signers will not be permitted to sign for persons who have a poor or derogatory credit history.


 

Occupancy Limits

Our standard occupancy limits are described below. However, these limits may differ for certain properties to accommodate the instructions of a specific Landlord:

The maximum number of occupants for a one-bedroom house/apartment is two adults and one child under the age of 1 year.

The maximum number of occupants for a two-bedroom house/apartment is three adults or two adults and two children under the age of 12 years.

The maximum number of occupants for a three-bedroom house/apartment is three adults or two adults and three children under the age of 16 years.
